The Real Estate Strategy and Operations team manages the global IBM Real Estate Portfolio which includes 1,400 locations and 82 million square feet worldwide, made up of Office, Data Center, Manufacturing, Development and Lab space.  The cross-functional team is comprised of highly skilled professionals in Engineering, Finance, Business Controls, Project Management, IT, Architecture, Design, Environmental, Energy, Operations, and Facilities Maintenance.

UK, Ireland & Nordics Real Estate Manager
 
Real Estate Strategy and Operations - UK, Ireland & Nordics operates in excess of eighty locations spread over nearly 6 million square feet of space.  Reporting to the EMEA RESO Director, this role is responsible for the operation and delivery of all Real Estate services in the region.
 
Leading a regional team of Real Estate professionals with the goal of delivering innovative and effective solutions to drive enhancements in the experience of the business and delivery of strategies that best meet the corporation’s objectives.

To own the delivery of IBM’s Real Estate function within UK, Ireland & Nordics including:
  • Fostering a creative, high energy environment, defining and managing all resources required to deliver against objectives.
  • Working with Regional and Country Management, Business Unit Executives and all other parties to deliver an effective and efficient environment
  • Working with the RESO Strategic Planning team to devise and deliver long and medium term actions to best meet objectives
  • Drives a strong culture of control, compliance, best conduct, operational expenditure management, financial forecasting and reporting. 
  • Operation of the property portfolio in a safe and reliable manner to the benefit of all IBMers.
  • To be known as a subject matter expert and trusted advisor to IBM’s regional leadership
  • Delivery of complex projects, ensuring the required, planning, skills, experience, tools, stakeholder management and proper practises are deployed and maintained.
  • Adherence to and delivery of Global RESO practises, tools and standards as agreed with the global support teams.
  • Working closely with the RESO Global Datacentre Management team to ensure the reliable delivery of Datacentre services
  • Solid understanding of Agile behaviours to devise methods to deliver locations that facilitate this way of working where possible.
  • Driving a comprehensive strategic asset investment program
  • Acting as the Regional Interface with 3rd party Integrated suppliers for Strategic discussions and performance measurement
 Travel
  • As required, role is expected to have first-hand knowledge of strategic locations and development of personal network with key executives.
Required Candidate attributes
 
  • A proven track record and substantial experience operating a combined owned and lease held regional commercial portfolio for one or more large organizations or corporations
    • Direct experience in the Nordic region an advantage
  • Demonstrable track record of being able to manage and develop teams of Real Estate professionals
    • Able to efficiently manage remote resources
  • Able to operate strategically, ensuring IBM’s future needs are met
  • Inventive, motivated and an innovator, able to practice agile techniques
  • Fluent in English, with very strong communication skills
    • Able to influence at a senior level via in-depth subject matter understanding. 
  • Extensive and proven history of negotiating large corporate real estate commitments
  • Solid understanding of regional Real Estate market drivers and conditions
  • Able to operate effectively within large Matrix environments
  • Solid understanding of wider aspects of corporate Real Estate (Finance, Design and construction, FM etc)
  • Able to understand the operation and needs of the end business units supported by RESO, with particular focus on their measurement and metrics
  • Located within the U.K, based in central London with time required in Winchester in additional to regional travel as required for key activities
